Regional Lease-Up Specialist
This Regional Lease-Up Specialist is a remote position based in the Southeast and requires greater than 50% travel annually throughout the region. This role is responsible for overseeing all aspects of leasing, marketing, and training for a portfolio of multifamily housing communities.
Working closely with the Regional Supervisor, Community Managers, and onsite teams, the Regional Lease-Up Specialist sets leasing goals and develops strategic marketing plans to achieve budgeted occupancy. The Specialist provides strong leadership to leasing teams while driving effective leasing performance, marketing execution, and positive resident relations across the portfolio.
Essential Duties & Responsibilities
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies & systems
- Quickly identify market issues while implementing a plan to stabilize leasing and marketing efforts
- Execute analysis and market studies for multifamily competitors and markets
- Maintain solid awareness of the company and regional performance & goals
- Execute decisions that will have a positive effect on performance
- Communicate with the Regional VP, Regional Supervisors & Property Managers on all goals, objections & concerns
- Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date by assisting regional managers with weekly audits)
- Develop and implement community engagement events and resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
- Develop new relationships and strengthen existing relationships with business contacts and vendors
- Identify potential Company customers utilizing market and demographic data as well as industry knowledge
- Mentor community team members on leasing and marketing skills and concepts
- Model effective leasing and customer service techniques and communicate expectations to site team members
- Maintain solid awareness of the company and regional performance and make decisions that will have a positive effect on performance
- Keep abreast of relevant industry topics to incorporate them into planning and decision-making
- Maintain an awareness and understanding of the company's goals and work to enhance its overall image and presence in the market
- Identify marketing needs of specific communities or areas to facilitate developing and implementing marketing plans to accomplish objectives
- Seek out and utilize available internal and external resources to meet goals and objectives.
- Regularly monitor resident satisfaction in person and through follow-up phone calls and utilizing Customer Satisfaction Surveys
- Communicate regularly with the Regional Vice President, Regional Supervisors, and Community Managers regarding goals, objectives, relevant concerns, problems, and solutions
- Develop marketing communication materials targeting Company market niches
- Monitor and implement all social media and online presence, including all campaigns being used
- Oversee all digital marketing campaigns and optimizations, including but not limited to PPC, SEO, ILS Listings, and Google my Business
- Training
- Onboard new team members onto company platforms, including but not limited to Entrata, Onesite, J Turner, etc.
- Conduct on-site training remotely and or during each site visit consisting of individual one-on-one training and complete staff training
- Conduct outreach efforts with the team and showcase how to outreach effectively
- Conduct follow-ups with team members and train them on how to follow up effectively
- Host training with leasing and marketing teams on social media branding guidelines and platforms
- Review quarterly phone shops and in-person shops (at minimum) and work with sites that score below standard on training them on how to properly give phone and in-person tours
- Review the outreach calendar with LM and GM and train them to maximize daily outreach by enforcing fundamental marketing principles and ensuring they are doing the basics daily
- Provide training content to enhance our SharePoint resources to grow our training platforms
- Personnel Management
- Use consistent techniques & company directives to recruit, interview, hire, train, coach, and develop on-site staff
- Mentor, motivate, and enrich team knowledge of the new development department
- Work alongside Senior Regional Leasing and Training Director and executive team to ensure Asset brand standards are upheld in all marketing initiatives
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance and consistency with Company policies and procedures by monitoring Gracehill
- Administrative & Management
- Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
- Review portfolio websites for accuracy and ensure all items are updated with specials, amenities, pictures, videos, blogs, etc.
- Audit files and property as needed
- Financial Management
- Achieve the highest possible net operating income by implementing effective cost control, revenue & leasing improvement; identify trends and recommend strategies and adjustments
- Provide insights to respective Regional Supervisor for yearly marketing budgets/forecasts
- Travel
- This position is remote and requires greater than 50% travel annually within the Southeast.
Education & Experience
- Bachelor’s degree preferred
- Experience in regional marketing, ideally new development
- Experience managing social media and digital marketing campaigns required
- Strong analytical and communication skills required
- Creative and innovative mindset required
- Ability to work in a fast-paced environment required

Asset Living is required by law to include a reasonable estimate of the compensation range for this role. This compensation range is specific to the remote nature of this position and includes the range of factors considered in making compensation decisions including but not limited to skill sets; experience and training; certifications; etc. We would not anticipate that the individual hired into this role would be near the top end of the compensation range, but that decision will be dependent on the facts associated with each specific individual’s relevant experience for the role. A reasonable estimate is a base around $80,000.
