Real Estate Financial Analyst

The Real Estate Financial Analyst conducts financial modeling and investment analysis in support of Public Storage’s multi-billion dollar capital investment program. The position reports to the Director of Finance and works closely with the Acquisitions, Development, Lending, and Third-Party Management teams to identify, underwrite, and prepare approvals for acquisitions, development, lending, and third-party management opportunities. Successful candidates will demonstrate strong financial modeling capabilities and an aptitude for using data-driven analytical tools to evaluate commercial real estate investments.

Responsibilities

• Underwrite acquisitions, developments, loans, third-party management agreements, and other real estate investments, including preparation and review of cash flow models, returns analysis, valuation, financing assumptions, and sensitivity/scenario analysis
• Conduct market and competition analysis to formulate views on rental rates, occupancy trends, supply growth, and other factors that impact underwriting assumptions
• Collaborate with the acquisition, development, loan, and third-party management teams on investment timing and deadlines
• Partner with the Data Analytics, Data Science, and Corporate IT teams to constantly improve pro forma models and other analytical tools
• Synthesize underwriting results, key assumptions, risks, and investment merits into concise materials supporting Investment Committee and senior management decision-making
• Perform property, portfolio, market, and pipeline-level analysis to evaluate investment performance, identify trends, and support senior management capital allocation decisions
• Conduct market tours with leadership teams for potential deals (domestic travel up to 10%)

• Bachelor's degree required; Master's degree preferred in Accounting, Finance, Economics, Engineering, or a related field preferred
• 1-3 years of experience in financial analysis, asset management, or private equity
• A Master's degree in a related field may be substituted for professional experience.
• Excellent interpersonal, verbal, and written communication skills
• Intellectual curiosity and willingness to question assumptions, investigate discrepancies, and understand the “why” behind results
• Advanced Excel and financial modeling skills; ability to organize and analyze large datasets
• Strong quantitative and problem-solving skills with exceptional attention to detail
• Energetic, organized, creative, and highly motivated person with the ability to learn and work independently and collaboratively
• Strong work ethic and ability to support multiple projects in parallel and prioritize competing demands in a deadline-driven environment
• Experience with commercial real estate, investment banking, private equity, lending, asset management, or related financial analysis preferred but not required
