We are seeking an experienced and results-driven Land Acquisition Manager to lead and execute land acquisition initiatives across identified geographies. The ideal candidate will have deep expertise in land acquisition processes, negotiations, and regulatory compliance, along with a proven ability to manage complex land transactions end-to-end. This role requires strong stakeholder management skills, strategic thinking, and hands-on execution capability to support large-scale development and infrastructure projects.

Key Responsibilities
- Lead end-to-end land acquisition activities, including land identification, feasibility assessment, valuation, negotiation, and final acquisition.
- Identify suitable land parcels aligned with business and project requirements, ensuring clear titles and minimal legal risks.
- Conduct due diligence for land records, ownership verification, encumbrances, zoning, land-use conversion, and statutory approvals.
- Liaise with landowners, local authorities, government bodies, consultants, and legal teams to facilitate smooth and timely acquisitions.
- Negotiate land prices, compensation structures, and acquisition terms to achieve cost-effective outcomes while maintaining positive stakeholder relationships.
- Manage acquisition through various modes including direct purchase, lease, joint development, government acquisition, or land pooling, as applicable.
- Ensure compliance with applicable land laws, local regulations, environmental norms, and statutory requirements.
- Coordinate with legal teams for drafting, reviewing, and execution of agreements, sale deeds, leases, and related documentation.
- Track acquisition progress, manage risks, and resolve disputes, objections, or claims related to land ownership or possession.
- Maintain accurate records, MIS reports, and documentation related to land acquisition status, costs, and timelines.
- Support internal teams such as project planning, finance, legal, and construction to align land acquisition with project schedules.
- Represent the organization in discussions with government authorities, local administration, and community stakeholders.
Required Skills & Competencies
- Strong expertise in land acquisition, land laws, property regulations, and due diligence processes.
- Excellent negotiation, communication, and stakeholder management skills.
- Sound understanding of land valuation, market trends, and regional real estate dynamics.
- Ability to manage multiple land parcels and large-scale acquisitions simultaneously.
- High level of integrity, attention to detail, and risk assessment capability.
- Proficiency in documentation, reporting, and coordination with cross-functional teams.
Qualifications & Experience
- Bachelor’s degree in Engineering, Law, Real Estate, Urban Planning, or a related field (Master’s degree preferred).
- 7–20 years of experience in land acquisition, preferably in real estate, infrastructure, industrial, renewable energy, or large development projects.
- Demonstrated track record of successfully closing complex land acquisition deals across diverse geographies.
